Fairplay School

SOLD!

The Fairplay School has been sold to preservation buyers who will rehabilitate the historic building back to its original form, including reconstructing the bell tower, reconstructing the front facade, and reconstructing the original-size windows in the two side facades.  We are thrilled to have found preservation buyers who are so excited about bringing this school back from the brink!

Fairplay School, c. 1898

This extraordinary property will appeal to those looking for that truly special and unique home.  The Fairplay School was built c. 1898 and operated as a school through 1938.  In 1953, the school was sold to a family who rehabilitated it into a residence.  After three generations of stewardship of the property, the family sold the property to the Madison-Morgan Conservancy Endangered Properties Revolving Fund.  The Conservancy plans to rehabilitate the front and side facades back to the original appearance, including reconstructing the bell tower and offer the building for sale to a preservation buyer.

One of the most unique residences in all of Morgan County, the Fairplay School presents an opportunity to build to suit your needs.  The original 2-room floor plan includes two airy rooms 16’ x 25’ with a single center wall, 14’ ceiling joists, large 4’ x 8’ window openings, original beaded board walls (complete with student pencil writing on the walls), and original heart pine floors.

The 1.88-acre lot is located in the quiet and quaint community of Fairplay, just north of Rutledge and Hard Labor Creek State Park in Morgan County, Georgia.  The schoolhouse sits on a little rise with beautiful mature hardwood trees and is surrounded by beautiful farmland and farm ponds.  It is close to Atlanta and Athens, making it the perfect place to live.
